WYONG Shire Council says it has exchanged contracts with the Australia China Theme Park (ACTP) company for the sale of 15.7 hectares of land at Warnervale for $10 million plus GST.

The land is to be sold as two parcels under linked contracts.
“Deposits have been paid in full in accordance with the terms of the contracts,” the council said.
ACTP have a maximum of 12 months from the date of the contract to settle on the purchase of the first parcel.
“This parcel of land is the site of the pending development application for Stage 1 of the Chappy Pie Theme Park. The purchase price to be paid for this parcel is $3 million plus GST,” council said.
The purchase price for the second parcel of land is $7 million, plus GST.
“ACTP have a maximum of two years from the date of the contract to settle on the purchase of this parcel of land and are looking to develop this into the remainder of the theme park – the Meridian Gate, Treasure Ship, Panda Paradise and Spring Festival Square.
“Council’s only roles in the development, apart from the one as vendor, are to assist the NSW Department of Planning and Environment in its consideration of the pending proposal to amend the Wyong Local Environmental Plan 2013 in respect of the subject land, and to assist the Joint Regional Planning Panel (JRPP) in its consideration of development applications for the different stages of the proposed development of the land.”
Bruce Zhong from ACTP said they were pleased the purchase of the land was going ahead as the location made it an ideal place for their vision of a Chinese theme park to become a reality.
“Wyong Shire is certainly an area on the move and an ideal place to invest, with its available land and proximity to Sydney,” Mr Zhong said.
“It is a great place to realise our vision of showcasing the wonder of our Chinese culture to an Australian audience and thank Wyong Shire Council for the opportunity.”
A development application for the first stage of the theme park has been submitted to build a temple and ancillary structures.
That development application is currently going through the statutory process.
The public exhibition for the development included the display of a scale model of the temple at Westfield, Tuggerah.
