The Morisset over-50s estate, on Stockton Street, will feature another 29 houses once its stage one redevelopment is complete.
Manager Jason Webb said the new homes marked the beginning of a new lifestyle model for the community, which combines affordable housing with an active lifestyle.
"We have big plans for our community - in addition to the brand new homes we have plans to incorporate a new community centre, wellness centre, barbecue areas, exercise areas and a pool, as well as to introduce all the benefits of the Ingenia Care Assist program for residents," Mr Webb said.
"Residents can purchase a brand-new home, starting at $285,000, and reduce their upfront and ongoing costs by leasing, rather than owning, the land.
"Residents will enjoy a low-maintenance house and garden, a simplified weekly fee for site rental, and the opportunity to use the unlocked equity from their family home to fund their retirement and do the things they've always wanted to do - travel, spend more time with family and friends, and indulge in their favourite hobbies."
Mr Webb said while some houses have already been sold, there are still plenty available.
"There are inspections available from 10am to midday on Wednesdays and Saturdays," he said.
